I am a new resident to Senator's Ridge and I need to know who to contact for gate access and amenities access. Is there anything else new residents should do?
New residents should contact our property management company. Upon presentation of closing documents and confirmation of payment of homeowner association fees, the property manager will provide you with a gate pass, amenities pass, and a key to the tennis courts and swimming pool facility.

How do we get a replacement key for the pool?
Residents should contact our property management company. A replacement key will be provided after payment for the replacement is received.

I live in the Capitol. Where can I find a new mailbox and/or replacement parts like the ones we use in my area?

Is there a list of approved exterior paint colors for the neighborhood?
In short no. Home repainting with the original colors or very slight changes in shading of the original colors is permitted and does not require getting an ACC approval. However, changing the colors of a home does require ACC approval. An application with the selected color swabs and explanation of which color is used on what part of the home is required.
In general the scheme should be along the line of what is currently the general nature of and in keeping with the general color scheme of the subdivision and the existing home.

I noticed a street light is out or intermittently blinking. Who can I call to get this fixed?
Street lights are maintained by the utility companies and not the HOA. If you live in the Capitol, you should contact Cobb EMC at 770-429-2100. To report the outage on the web, click the following link. If you live in the Senators Ridge section, you should call GreyStone Power at 770-942-6576. When you hear the recorded message, press '0' to speak to an operator. You will need to provide the nearest address to the light. The oper ator m ust identify the light location on a map for the repair work order to be issued. You can a lso report an outage or malfunctioning light by emailing . When reporting by email, once again, make sure you provide the address closest to the malfunctioning light, so that they can identify and repair the proper light.

We have noticed "waste" in our yard from dog(s) in the neighborhood. Also, we have occasionally noticed dogs walking around in our yard. What can be done?
If you know who the owner of the dog is that left the deposit in your yard, please contact them directly to discuss the matter. Loose dogs in the neighborhood should be reported to the pets owner (if known) or Paulding County Animal Control should be contacted at 770-445-1511.

What type of fences are allowed?
Section 6.07 of the Senators Ridge Homeowners Association covenants contains the guidelines for fences. All fences must be approved in advance by the Architectural Control Committee. A form for submission of your fence project for approval is available in the 'Forms' section of this website.

What is the role of the management company?
Our property management company performs the following vital services for us:
- Issues gate cards, remotes and amenity passes.
- Updates gate software as needed.
- Provides Welcome Packets to new owners and makes the governing documents accessible at closing for the closing attorneys to give to buyers.
- Contact person for the association’s attorney.
- Contacting DOT when needed for street/curb pavement repairs.
- Coordinate Board approved repairs & contractual services.
- Creates monthly financial reports and forwards to the board.
- Meets with Board monthly to review action items and financials.
- Advises Board of Directors on Association affairs.
- Collection and administration of HOA dues including legal actions.
- Maintains a comprehensive database of owners, the correspondence, account information, etc.
- Monthly inspections for possible Covenant violations.
- Issues letters for Covenant violations and presents issues to the Board & ACC.
- Maintenance of all HOA funds and administration of the budget including check disbursement.
- Administration of Architectural Control Committee as outlined in our covenants.
- Address resident’s complaints & concerns.
- Files appropriate tax forms, keep copies of reports for audits, and pay the taxes.
- Coordinates with closing attorneys and/or builder to insure the HOA is paid the association Dues and initiation fees.
- Attend yearly HOA community meeting.
- Keeps master copies of contracts, warranties and keys.

What is being done about residents who do not pay their annual HOA dues?
The Association makes every effort to collect outstanding balances. The process for collecting Assessments is as follows.
• Invoice is mailed out 30 days prior to the due date.
• On the 15th of each month accounts are reviewed and delinquent letters (up to 2) are mailed out from the management company. If you receive this letter, you should contact our property management company immediately to discuss your situation.
• Community Manager will attempt to contact delinquent owner to come to a resolution regarding the delinquent amount. Please make sure the Manager has your updated contact information.
• Accounts are turned over to collections. Once an account is turned over to collections, AFS handles collecting on the account. At this time owners should contact AFS instead of our property management company to work out payment arrangements. Additional fees will accrue as the collection company takes steps to collect the outstanding balance. A lien may be placed on the property and a judgment obtained against the owner.
• If neither action brings the account current, the Association may ask the lawyer to seek further remedies such as foreclosure, sheriff sale, and wage or bank account garnishment.
